  Our Step by Step Quality Construction

At Ted Mason Signature Homes we use a step-by-step quality construction process that takes you from groundbreaking to the final inspection. For each phase of construction there is at least one quality control that must be passed before moving on to the next phase. Please read below to get more information on each phase of the construction process.
Foundation
Foundation
  • All footings and foundation walls contain reinforcing steel bars.
  • The foundation walls are sealed to the footing using waterproof materials.
Framing
  • Floor joists are placed 19.2" on center and decked with 3/4" tongue-and-groove oriented strand board providing an extremely stable floor system.
  • Premium quality kiln-dried framing materials are used throughout each home.  Exterior walls are made of 2x6 framing.
  • Independent framing inspections are conducted throughout construction.
  • Plywood (OSB) roof and perimeter wall sheathing.
  • House wrap installed.
  • FramingCrawlspace is independently inspected – all construction waste is removed, plastic vapor barrier is installed and sealed, ducts and pipes are checked, and insulation is correctly installed.
  • Three year structural warranty.
Roofing
  • Minimum 30-year warranty asphalt and fiberglass shingles are installed on every home.
  • Metal (not plastic) roof and soffit vents are used to adequately vent the attic space.
Insulation
  • Attic insulation: R-38.  Wall insulation: R-22.  Garage wall insulation: R-13.
  • Insulated exterior doors, including garage door.
  • Conditioned crawl space with R-19 perimeter insulation.
  • Utility room and bathroom walls are insulated for sound.
  • All homes are Energy Star certified.
Plumbing
  • Pex pipe used for the water supply lines.  ABS pipe used for the waste drains.
  • All plumbing is tested with pressurized air and water.
  • All homes are pre-plumbed for future water softener installation.
  • The main water shut-off is conveniently located in the entry closet of each home.
  • Comfort height toilet in Master Suite.
  • Pressure and temperature balancing valves at showers.
  • 50 gallon gas water heater minimum.
Electrical and PlumbingHeating & Air Conditioning
  • Furnaces are gas burning 93% efficiency units.
  • Conditioned air is carried throughout the home in insulated ductwork.
  • Air conditioning units are high-efficiency 13 SEER (seasonal energy efficiency rating).
  • Furnace filters are 5" thick, long-life micro filter disposable units.
  • Prior to moving in – dust, trash, and construction waste is removed from the heating and ventilation ductwork; furnaces are cleaned and detailed; a new filter is installed.
Electrical
  • Master bedrooms and great rooms are pre-wired for fans.
  • Decora switches are used throughout each home.
  • Feature lighting and task lighting is installed as appropriate.
  • Extra electrical outlets are added where deemed useful.
  • Cable and telephone outlets are located in the great room and every bedroom.  RG-6 cable wiring.  Category 5 telephone wiring.  Both are suitable for high-speed internet.
  • Dedicated 15-amp circuit outlet in garage for freezer, where applicable.
Painting
  • Walls are primed and sealed prior to texturing.
  • Eggshell sheen acrylic wall and ceiling paint.
  • Gloss sheen acrylic trim paint.
  • Low VOC paint is available in select colors.
Trim and Finish DetailsFinish Carpentry
  • Medium Density Fiberboard (MDF) trim materials.
  • Four-way wrapped windows in every room except for bathroom and transom windows.
Drywall
  • Double-brushed knockdown ("light lace") ceiling texture.
  • Orange peel or "Sun Valley" wall textures.
Cabinets
  • Cabinet “boxes” are made of 5/8” high-density particle board.
  • Doors and dovetailed drawer fronts are made of solid wood.
Windows
  • All windows are double-glazed and vinyl framed.
  • Screens included on all windows that open.
  • All window glass has a low "e" treatment designed to reduce heat/cold transfer and reduce fading of carpet and other indoor materials.
Garage
  • Belt driven garage door operator for quiet operation.
  • Two remote controls and key pad access provided.
  • Garage walls have two layers of drywall finish and are painted.
Exterior Finishes
  • Fully landscaped front and back yard with sprinkler system.
  • Gutters and downspouts installed at all eaves.
  • Lot graded away from house for proper drainage.
Ted MasonHomeowner Walk Through / Orientation
The homeowner walk-through and orientation provides an opportunity for the new homeowner to become acquainted with the new home prior to moving in. During the orientation, Ted Mason personally provides a thorough demonstration of the completed home (e.g., mechanical components, appliances, etc.) and reviews items covered under warranty.
